Promenade v. Shapell Industries
Joel Castro tried the first structural engineering design defect case in Los Angeles County in a four month jury trial. The project was a multi-use commercial and residential complex. The case was bifurcated into three phases by the court: structural, waterproofing, and general defect phases.After the structural phase the remaining phases were completed through mediation, binding arbitration and appeal. Justice Eagleson awarded punitive damags.
     
 
 
Sea Colony v. Morley
The firm litigated a luxury, 144 unit condominium project in Santa Monica. The case involved waterproofing, structural, and drainage claims. Morley was the general contractor and brought in all its major subcontractors.
The homeowners settled with Morley for construction defects and prepared the case for design defects against the developer. The full case settled the week before trial for $6,167,000.
 

 
Toluca Lake v. Bolin
The luxury Toluca Lake Condominiums were hit hard by the Northridge earthquake. Soon after the disaster, the project was "red-tagged" and the owners were forced to leave. Strangely, structures surrounding the project were minimally impacted.

The firm and its seismic experts discovered that construction of the building had been subjected to many shortcuts and omissions, leaving it incapable of withstanding normal seismic forces.
Shear walls had not been connected, sections of the roof had not been structurally connected, and sections of shear walls had not been connected to roof diaphragms.

After 36 months, an "expedited developer trial," and an insurance lawsuit, Joel Castro obtained an $8,000,000 award for the homeowners. All primary insurance was exhausted by payment to the owners with additional recovery from "excess" insurance coverage.
